We want to make your stay with us as enjoyable and stress-free as possible. Please be aware that both North Carolina law and the terms of your lease agreement outline the specific legal requirements and expectations regarding responsibility for repairs in rental properties. We are committed to adhering to these guidelines and working collaboratively with you to maintain the quality and comfort of your home. Your satisfaction is our priority, and we are here to assist you every step of the way.

What is considered an emergency?

An emergency situation is defined as any circumstance that endangers the health and safety of you or your family, or that could result in significant damage to the property.

Emergency or Inconvenience?

We understand the importance of distinguishing between inconveniences and true emergencies. For instance, while the absence of heat or hot water during winter is considered an emergency, a lack of air-conditioning during summer, though uncomfortable, is not. A significant leak from a water heater necessitates immediate attention, whereas a dripping faucet, while bothersome and in need of reporting, can wait. In essence, emergencies are situations that either pose a threat to safety or could result in immediate property damage, such as a burst pipe or a sudden electrical fault. 

  • Gas Leak - Should you encounter a gas leak, leave the premises and reach out to the gas company immediately. Once the gas company is alerted please contact us promptly.
  • Power Outages - kindly check with your local electric company and neighbors to determine if it’s a broader issue prior to reporting the outage.

In the event of a fire or major disaster, your safety is our utmost concern – please call 911 before informing your property manager.

Shared Responsibility

We understand that maintaining a comfortable home is a shared responsibility, and we appreciate your cooperation in this endeavor. According to the terms of your residential lease agreement, there are specific repair items for which you are responsible, at your own expense. If you are unsure please contact us through your resident portal before submitting a request. We kindly remind you that should you submit a repair request for any of the following items, the cost of the repair may be billed to you:

  • Toilet Backups
  • Slow Draining Sinks or Tubs
  • Resetting Electrical Breaker
  • Smoke/CO2 Detector Battery Replacement
  • Pest Control (Please note, in some properties, pest control may be included; this is determined on a case-by-case basis)
  • HVAC Filter Replacement (This should be done quarterly)

Negligence or Misuse

We understand that accidents happen, and sometimes things may go awry. It’s important to note that any repairs or damages resulting from negligence or misuse fall under your responsibility. In these instances, rest assured, we will promptly address and rectify any issues to maintain the comfort and integrity of your home. However, the costs associated with labor and materials will be billed to you. We appreciate your understanding and cooperation in maintaining a harmonious living environment.
