Transparent Communication Is Key

In our commitment to transparency and excellent service, We provide an extensive Resident FAQ section. Here, we address a multitude of common concerns and queries that residents might have about renting with Principled Residential.


  • Will I be informed in advance about repair visits?

    We aim to notify you 24 to 48 hours prior to a repair visit. However, some repairs might be carried out based on technician availability. While your presence isn't mandatory, you're required to ensure accessibility to your home for the necessary repairs. Please note, in case of suspected emergencies, we reserve the right to access the premises without prior notice.

  • Could I be liable for property maintenance costs?

    Yes, if the maintenance issue arises due to resident-induced damage or negligence, you'll be charged accordingly. Additionally, a service fee of up to $125 along with the technician's charges will be billed if you miss a pre-scheduled appointment.

  • What if I fail to pay my rent on time?

    We are very proactive in collecting the rent. For each of our leases, the rent is due on the first of the month. Each resident has a five-day grace period in which to pay the rent without a late fee being charged. If the rent is not received by the fifth of the month, a late fee is assessed. If the rent is not received before the sixth day of the month we will contact the tenant by telephone and/or email. If the rent is not paid by the tenth day of the month, we will file eviction papers in small claims court the next day. We believe that keeping in close contact with the tenants helps keep collection problems to a minimum.  

  • What if I wish to add another occupant?

     A new occupant must be approved as a tenant. Additional rent may be charged, and unauthorized occupancy may lead to eviction.

  • Can I modify my unit?

    Alterations are highly discouraged and any alterations must be approved by the landlord through Principled Residential in writing. You can hang wall art but must repair any damage upon vacating. Unauthorized changes, including satellite dish installation, are prohibited, and you will be liable for any damages.

  • What if I have to vacate before the lease ends?

    Please refer to your lease agreement and contact the Principled Residential leasing office at the earliest to discuss this situation.

  • Can I sublet the property?

    No, subletting is not permitted as stated in the lease agreement.

  • Do I need to purchase renters insurance?

    Yes, tenants must secure renters insurance insurance for personal belongings. The property insurance  does not cover residents' personal items against incidents like floods or fire damage.

  • Can my first late rent payment fee be waived?

    No, we don't waive late fees. To ensure fair housing, all residents are treated equally, and we strictly enforce late fee policies.
